Today's question is:

"How can I increase the resale value of my house via remodel?"

Answer

So, neighborhood style is going to be a huge thing. That's called comp. So you want to make sure your comparables are aligned with your finishes for your remodel. If you go and put $200,000 into your home in a neighborhood where the houses are only worth 350, 400, you're probably not gonna get that money back, right? Because your comparables in the neighborhood aren't nearly as nice as what you're putting into your house. So, take a look around. You know, see what the houses look like. Maybe they might not be the nicest. They may be super nice. But you want to align your finish directly with theirs. I'm not saying you can't be a little nicer, but you don't want to blow it out of the water because you're never gonna see that money back.

Summary

To ensure resale value, you must align your finishes with your neighborhood's style or comparables ("comp"). If you over-invest in a house far beyond the value of the surrounding homes, you are unlikely to get that money back.
